From family vacations to romantic couples' retreats, our Panama City Beach vacation rentals offer a wonderfully private and refreshing way to experience this gorgeous destination. Just ten miles from Panama City proper in Northwestern Florida, the oceanside town of Panama City Beach, not to be confused with slightly more inland Panama City, is easily accessible and conveniently located halfway between Pensacola and Tallahassee. The Northwest Florida Beaches International Airport is just 20 miles away, making travel a breeze for visitors arriving by air. Parking fees and registration process: Avoid delays by activating a registration process before you arrive! In order to take advantage of Majestic's garage parking, guests will need to provide an email address right away so they can receive a registration link for a digital parking permit (login should not require a password). The guest will then: 1) register their vehicle(s), including make/model and color of the vehicle, license plate information, and contact phone number and 2) pay online for the digital parking pass. The cost, per pass, will be $40 plus a processing fee (around $2). Once the guests arrive, they will simply pull up to the gate and a license plate reader will provide access to the registered vehicle. Resort parking is located in the garage directly across the street. You may legally park in any non-reserved spot. For your convenience, the parking garage has a 3rd level load/unload area. (Do not park in any space near the solid red line painted on the wall.) On this 3rd level, you will find the crosswalk whereby you can walk over Front Beach Road and enter the main building. Upon completion of the registration process, the guest will receive a confirmation via email. When guests register, they will receive instructions, along with a map of the property, that will provide directions on where to go once they arrive, where to get luggage carts, information on property ID armbands, beach flag warning and rip current information, and more. Guests will also receive and acknowledge that they have read the General Rules and Regulations for the property. From a security standpoint, the resort will be able to contact guests in case of an emergency. Upon booking, you’ll receive timely communications about your trip. Access to your professionally cleaned and sanitized home is also convenient with our custom keyless locks. And, if you need anything before, during or after your stay, our local team is ready to help! Please be aware that there will be NO refunds for Wi-Fi issues as it’s not guaranteed. Booking Policy

There are vendors along the beach that will have beach chairs and umbrellas you can rent during the season. I recommend going very early to get a good spot on the beach before they sell out. Pricing varies (this company serves some PCB beaches and will give you a ballpark figure for rentals: https://www.visitpanamacitybeach.com/listings/goin%E2%80%99-to-the-beach-beach-service/5568/) All guests over the age of twelve must wear a blue & white property ID band when onsite, otherwise you will be escorted off the resort’s property. Primary renter must be at least 21 years of age. Guests may be asked to present ID upon arrival or anytime during your stay. The trash chutes are located in every floor. Look for the signs indicating their location; they are in the middle of the towers away from the elevator. When operating balcony doors at the Majestic, both sides need to be pulled towards each other, meeting in the middle, in order to properly shut them. Pulling only one side will not suffice. Use this link (https://www.tripadvisor.com/Attractions-g34543-Activities-Panama_City_Beach_Florida.html) to peruse some of the best rated activities, events, and destinations in the Panama City Beach area. If you want a daily PCB Beach flag update text PCBFLAGS to 888777. Have a blast! The following link will lead you to a packet containing various ordinances, enforceable fines, and beach protocols that must be followed by all residents and visitors. Non-compliance may be punishable by fines up to $1000 and/or jail time: https://dandes.egnyte.com/dl/TmtvAq6yZw While Florida is a haven for vacationers, it is also susceptible to serious storms. In case one hits during your vacation, here you can reference an evacuation map for all of Bay County: https://dandes.egnyte.com/dl/LaAk9o5CD0 The rental unit will offer guests access to a few basic items: toilet paper, soap, trash bags, and paper towels. (Dishwasher detergent will be provided, if the unit has a dishwasher.) Once a guest depletes what is provided, subsequent replacement is the guest's responsibility. Although guests may receive our Welcome Packet upon booking, the Safe Travels communication (which includes security/access codes) will not be sent until our accounting system registers a zero balance for an existing reservation. Please note that entering resorts and/or rental units is at your own risk. While we aim to offer our guests a safe environment, we cannot guarantee the absence of hazards. Exercise caution, follow safety guidelines, and stay informed about weather conditions. Update the 30a Seascapes team regarding any concerning developments in a timely manner. If you notice any safety concerns, please report them immediately. If traveling with children, elderly, or those with special needs, inform us in advance so that we have ample time to provide additional resources or recommendations. Please note that children under the age of two years still count toward the maximum guest occupancy. Thank you for choosing us; we look forward to making your stay memorable in all the right ways! Valued items left behind will be shipped at guest's expense and only on Fridays. Read our shipping policy here: https://dandes.egnyte.com/dl/gjj0yMx7ut Beach accessories (for instance, chairs, umbrellas, and towels) should, if desired, be brought by the guest or rented from a local merchant. From March - October, luggage carts will be stationed on the 3rd level loading/unloading area, just outside the Amenities Building entrance from the Parking Garage. All guests will be required to provide a driver’s license in order to sign out a luggage cart. From March 1st through September 30th, we are regrettably unable to accommodate late check-outs, early check-ins, or luggage drop-offs prior to 4pm due to high demand/turnover. We appreciate your understanding in this matter. For the safety of everyone, throwing objects from balconies is strictly prohibited and is a serious violation of Florida law (Florida Statute § 790.161). Anyone caught throwing items from a balcony will be required to leave the property immediately—no exceptions. If you witness this behavior, please report it to property management right away. Thank you for helping us keep the community safe and enjoyable for all! Please bag all trash and place it in designated bins. Do not dispose of combustible items, coals, or cigarettes in dumpsters or trash bins. Proper trash disposal helps prevent fires and keeps the community safe. To ensure a safe and enjoyable stay, please use the link provided below to review Panama City Beach rules during High Impact Periods (HIPs), such as Spring Break, Memorial Day, Labor Day, and the Fourth of July. What is a High Impact Period (HIP)? A HIP is designated by the City of Panama City Beach when large crowds or special events impact public resources and safety. Additional regulations are enforced during this time. These measures, including age restrictions, security requirements, curfews, and special parking regulations, are enforced throughout the city during the officially declared HIPs. This includes all properties, such as vacation rentals, hotels, and public areas within the designated zones. Key Rules: Rentals are not allowed for guests under 21 years old. Age verification required at check-in. All guests 18+ must show valid government-issued ID. Shared amenities (e.g., pools, parking) are for registered guests only. Minors under 18 cannot access common areas after 10PM without an adult. Additional security will be on-site during HIPs. A curfew for minors (under 18) may be enforced from 8PM to 5AM. Exceptions apply if accompanied by an adult or attending a permitted event. Persons under 18 cannot be on premises serving alcohol between 10PM and 6AM unless with a parent/guardian. Failure to follow these regulations may result in fines or penalties. For more details, please refer to the full ordinance: https://dandes.egnyte.com/dl/p3TChvXy69Gx Please note, this property is located in a high-rise building. For your safety, please ensure that all doors—especially those leading to the balcony—are closed, locked, and secured before going to sleep or leaving the unit. Traveling with children? For their safety, children under 12 should never be left unattended in the unit or on/near the balcony. Always supervise minors closely around doors and railings. If you notice any issues with locks or doors, let us know immediately so we can address them. Your safety is our priority—please reach out anytime if you need assistance. Enjoy your stay, and stay safe! If you notice water leaking from any area (such as sinks, toilets, showers, or ceilings), please report it to 30a Seascapes immediately. If the leak appears to be causing significant pooling and it’s safe to do so, we encourage you to turn off the nearest water valve and use towels or a bucket to help contain the leak until maintenance arrives. Please avoid touching any electrical outlets or switches if water is present nearby.
